Vail vacation rental FAQs

50% of the total rental cost is due at booking. The remaining 50% is automatically charged to your card 60 days before arrival. If you book within 60 days of your stay, the full amount is due at booking.

All major credit cards: Visa, Mastercard, American Express, Discover. We can also arrange ACH bank transfer for any reservation. Pay by ACH and skip the 3% credit card processing fee. Call us if you'd rather pay that way.

Stays of 30 nights or longer qualify for long-term discounts, and sales tax is waived. The discount amount varies by season and by property. Call or email before you book and we'll send you a quote.

We collect 50% at booking and the remaining balance 60 days before arrival. Three cancellation windows apply:

• Within 48 hours of booking (and 60+ days from arrival): full refund.
• 60+ days before arrival, after that 48-hour window: a $250 handling fee per unit.
• 59 days or fewer before arrival: the full reservation is non-refundable.

We don't issue partial refunds for weather, snow conditions, illness, or transportation delays. If we're able to rebook your dates, we may be able to issue a refund at our discretion. We recommend trip insurance for any high-value or peak-season booking.

Yes. We partner with Rental Guardian, which covers cancellations, medical emergencies, and travel delays. You can add it to your booking at checkout, or learn more on our travel insurance page.

Check-in is at 4:00 PM. Check-out is at 10:00 AM. We can sometimes accommodate early check-in or late check-out depending on the previous and next reservation, but it's never guaranteed. Reach out to us 24-72 hours before your check-in so we have a clear sense of that day's schedule.

Most of our properties use keyless entry. Your access code is sent via email and text on the day of arrival, around 3:45 PM. You'll receive your full property guide (parking instructions, WiFi, building amenities, local recommendations) multiple times before your trip, so you have everything you need ahead of time. No front desk, no waiting in a lobby.

Linens and towels for every bed and bathroom, a starter set of toiletries (soap, shampoo, conditioner, body lotion), kitchen basics like coffee filters, dish soap, and trash bags, and a fully equipped kitchen. We don't restock toiletries during your stay, so plan for a quick grocery store stop if you need extra.

Each property lists its maximum occupancy on its page. Count on two guests per bedroom, plus an allowance for sofa sleepers. Exceeding occupancy is grounds for cancellation without refund.

Some homes are pet-friendly, some aren't. Look for the pet-friendly badge on the property page, or call us and we'll point you to the right options. A non-refundable pet fee applies. Cats and other pets aren't allowed at any of our properties. Undisclosed pets result in a $500 minimum cleaning fee.

No. Smoking of any kind is not permitted in any of our residences. Detection results in a minimum $500 fee.

Large gatherings, parties, ceremonies, weddings, and receptions require prior written approval from our office. The Town of Vail enforces noise ordinances, and violations can result in $2,000 fines and immediate eviction. Talk to us first if you're planning anything beyond a normal family stay.

About 100 miles west on I-70. Roughly two hours in good conditions, longer on Friday afternoons in winter. Allow extra time after a snowstorm and check COtrip.org before driving.

Eagle County Airport (EGE) is 35 minutes from Vail. Flights cost more and the schedule is limited, but you skip the I-70 drive entirely. Worth it for a 3 to 4 day trip, especially in peak winter weeks. Denver makes more sense for longer stays or budget travelers.

Three options. Rent a car and drive about two hours west on I-70. Book a shared shuttle like Epic Mountain Express. Or arrange a private car. We can recommend trusted operators when you book.

Often no. Vail runs a free in-town bus that connects Vail Village, Lionshead, and the parking structures. Beaver Creek has the Village Connect dial-a-ride service that connects Beaver Creek Village, Bachelor Gulch, and Arrowhead. If you're staying ski-in/ski-out and don't plan to leave the resort, you can skip the rental car. If you want to drive to Edwards, trailheads, or other towns nearby, a car helps.

For most Vail Village or Lionshead condos, no. The streets are heated and you can walk to the lifts. For East Vail, Cascade, or Bachelor Gulch, yes. Snowy driveways are steep, AWD is genuinely required, and we'd say the same thing if it were our family driving.

All properties include at least one parking space. Some have two, depending on the unit. Any vehicles beyond what's included require paid public parking. Check the property page for specifics or just ask.

Call or text us. We answer 24/7 during your stay. Most issues are resolved within an hour or two. The team lives here.

No. We do a checkout clean after every departure. Mid-stay housekeeping is available at an additional charge that depends on the size of the property. Ask us when you book, or anytime during your stay.

Yes. We work with local grocery delivery companies that know us and reach out to us for property access, so your kitchen is stocked when you arrive. See our grocery delivery options.

Many of our properties include ski lockers or in-unit storage. We can also recommend local ski rental shops we trust. They offer free delivery to your rental and/or slopeside storage. Ask us when you book.
